Switching Managers

Changing companies mid-lease is easier than owners expect.

We've done it dozens of times. Your residents keep their home, their lease and their deposit — they just get a manager who answers.

    Send it over. We'll tell you the notice period, any termination fee, and the exact date you're free — before you sign anything with us.

  2. We send the notice

    With your authorization we handle the handoff: leases, ledgers, deposits, keys, warranties and vendor history transfer directly between companies.

  3. Residents get one clear letter

    New portal, new payment instructions, same home and same lease terms. We call every household personally in the first week.

Deposits matter most. Maryland requires security deposits to be held in a separate account and to earn interest for the resident. Transferring them correctly, with a documented balance per household, is the first thing we verify — and the thing outgoing managers most often get wrong.
