Documents, renewals and moving out
Lease documents
Your signed lease, every addendum, move-in condition report and all notices live in the resident portal under Documents. Download them any time — no need to ask us for a copy.
Renewals
We reach out 90 days before your lease ends with renewal terms. Tell us early if you're staying and we'll lock the rate; tell us early if you're leaving and we'll work around your schedule for showings.
Moving out
Written notice is required — check your lease for the exact number of days. We'll send a move-out checklist, offer a pre-inspection so nothing surprises you, and return your deposit with interest and an itemized statement within the timeframe Maryland requires.

Quick answers
When is rent late, and what's the fee?
Rent is due on the first. Your lease states the grace period and the late fee, both of which are capped by Maryland law. Late fees post automatically in the portal, so you'll always see how the balance was calculated.
Can I pay rent with a card?
Yes, though the processor charges a fee for card payments. Bank transfer (ACH) from the portal is free and clears in one to two business days.
I'm locked out.
During business hours call your office and we'll arrange access. After hours, use the emergency line — a lockout is handled as an emergency, and the locksmith charge is billed to the resident unless the lock itself failed.
Can I paint, mount a TV, or install a window unit?
Ask first in writing through the portal. Most reasonable requests are approved with conditions about restoring the wall at move-out. Written approval protects your deposit.
Who handles lawn care, snow and trash?
It varies by property and is spelled out in your lease. Single-family homes are usually the resident's responsibility; multi-unit buildings are usually ours.
Can I add a roommate or a pet?
Both need written approval. A new adult occupant must apply and be screened like any other applicant. Pets need an addendum, a fee, and proof of vaccination. Assistance animals are handled separately and are not charged a pet fee.
